The plot ratio of the freehold site would increase to 3.08 when 10% bonus balcony area has been taken into account,
After factoring the increased plot ratio and a development charge of $43.6 million, the land price of the transaction would be calculated to be $1841psf ppr.
EL Development will built a 340-unit condo named Pullman Residences at the site.
